The story behind the sale: 21C Poripori Road, Lower Kaimais

This incredible industrial-style luxury home in the Lower Kaimais is a perfect example of a personality-filled property, and the type of challenge we love here at Cashmores.


The Story.

For some, this home may feel too hyper-modern, but for others it would be a once-in-a-lifetime find, that edgy yet completely liveable home they’d been searching for.

We met the vendors when we sold their last property on Otumoetai’s enviable Beach Road. After enjoying life amongst the trees, on a site that overlooks a rocky river and swimming hole, the call of the ocean was too strong, and the owners were looking to sell up and move back to the beach. Coming to market in Jan 2022, at the pinnacle of the local market peak, there were high expectations for strong sales, and we were committed to achieving just that.

Our campaign marketing showcased the architectural points of difference in this home – polished concrete flooring, ply and rustic red brick walls and aged weatherboard – as well as its outlook through bush and over rivers.

This property lent itself so well to a strong social media strategy; within days there had been thousands of views of the campaign video we had produced, and in two weeks the home had been seen by over 20,000 potential buyers on Cashmores Facebook and Instagram channels alone.

The strong interest in the property was somewhat countered by the current lending criteria challenges, and this was a key factor in recommending a Price by Negotiation sales strategy.

The Success.

Despite the market complexities, we secured a sale of 77% over RV and well beyond the predictions of property estimate websites.

The buyers had completely fallen in love with the house, and at their request we introduced them to the current owners in a casual meet & greet session. They hit it off instantly, and this smoothed the path to a brilliantly successful sale all round.
